HighBrook Investors Closes $266 Million Fund for 300MW Data Center Development in Virginia

HighBrook Investors has closed its first data center fund with $266 million in commitments to develop 300 megawatts of capacity across three sites in Fairfax County, Virginia, supported by Centra’s operating platform.

HighBrook Investors has closed its inaugural data center fund, HighBrook US DCF, LP, with $266 million in total commitments, announced in a press release. The fund will support the development of 300 megawatts of data center capacity in Fairfax County, Virginia.

The fund’s portfolio is fully seeded with three infill industrial sites designated for data center conversion. These sites have secured contracted utility power and substation equipment, benefiting from by-right zoning in Northern Virginia’s main data center corridor. Development will be led by Centra, HighBrook’s Virginia-based industrial and data center operating platform.

HighBrook noted that the fund attracted commitments from a range of institutional investors, including endowments, public pensions, and family offices. The firm is in discussions with hyperscale tenants for build-to-suit developments as part of the project rollout.

With this closing, HighBrook has raised more than $2.5 billion across its funds and investment vehicles to date.
