Zone Frontier Leases 4,077 Acres for Texas AI Data Center

Zone Frontier secured a long term lease covering about 4,077 acres in Potter County, Texas, for an AI data center campus with initial capacity of 200 megawatts.

Zone Frontier said in a press release that a subsidiary signed a long term ground lease covering about 4,077 acres in Potter County, Texas. The company is developing an AI data center campus on the site with HST Technologies.

Zone Frontier may allocate 200 to 800 acres to data center facilities and related infrastructure. At least 1,800 acres may support solar generation, battery storage, and related infrastructure. The campus is initially planned for 200 megawatts, with potential capacity above 500 megawatts.

The property surrounds an existing 345 kV substation and is near two major natural gas pipelines and fiber services. The lease has an initial term of 30 years and two extension options of 10 years each. It also includes a conditional option to purchase the data center site and a long term water supply agreement.
