Public Storage and Welltower have announced a strategic data science partnership to integrate AI and machine learning into real estate capital allocation and operations.

Public Storage and Welltower have announced a strategic data science partnership to apply artificial intelligence and machine learning to real estate investment, announced in a press release. The collaboration combines Welltower’s data science-driven capital allocation platform with Public Storage’s operational analytics and pricing capabilities.

Under the agreement, Public Storage will license customized models from Welltower to improve capital deployment for acquisitions and achieve higher risk-adjusted returns. These models use supervised and unsupervised learning techniques to identify micro-markets with strong growth potential. Over time, Public Storage will share its own operational analytics to enhance Welltower’s performance and data-driven decision-making.

Welltower’s AI platform, launched in 2016, has been used to accelerate real estate transactions by analyzing large datasets to direct capital efficiently. Public Storage’s integration of these tools supports its PS4.0 strategy, aimed at improving value creation through data science and automation.
